When Commonwealth acquired the Courtyard by Marriott in Gastonia, North Carolina in 2015, the property had a clear locational advantage, positioned directly adjacent to a regional medical center with a steady demand base. But the asset had been steadily losing ground to a local competitor, and years of deferred soft goods investment had left the guest experience lagging behind market expectations.

Our Solutions

Commonwealth moved on two fronts simultaneously. A targeted $1.38 million renovation addressed the guest experience head-on, replacing carpet, vinyl, upholstered furniture, mattresses, and bedding throughout the property. At the same time, Commonwealth overhauled hotel operations and recruited the top Director of Sales in the local market, recognizing that physical improvement alone would not reverse entrenched market share losses without the right sales leadership behind it.

The Results

The combined impact was decisive. Market share losses reversed and revenue grew 30% over the holding period, outpacing the competitive peer index by more than 10x.
