From Receivership to Silver Circle: A Complete Distressed Asset Turnaround

The Challenge

In June 2011, Commonwealth was appointed receiver for the Courtyard by Marriott in Brunswick, Georgia by CW Capital following the property’s default and sustained operational underperformance. The hotel had fallen into Red Zone status, Marriott’s designation for guest service non-compliance, and revenue had deteriorated significantly under prior ownership. Commonwealth was stepping into a distressed situation that required immediate stabilization, a physical renovation, and a complete reset of the operational culture.

Our Solutions

Commonwealth moved on all fronts simultaneously. A $1.43 million renovation transformed the guest-facing areas of the property, replacing the front desk, lobby, and restaurant and installing all new case goods, furniture, flooring, and wall coverings throughout. At the same time, Commonwealth executed a full operational overhaul, installing a new leadership team with the experience and accountability standards needed to rebuild the service culture from the ground up. The combination of physical improvement and leadership change was designed to address both the symptoms and the root causes of the property’s underperformance.

The Results

The turnaround was comprehensive and sustained. Guest service scores improved 53%, moving the property from Red Zone non-compliance to the top quintile of the entire Marriott brand — a remarkable reversal that reflected genuine cultural and operational transformation. Over the course of the receivership and management engagement spanning four years and ten months, hotel revenue grew 81%. The property earned Marriott’s Silver Circle Award for performance, a recognition that validated the depth and durability of the turnaround Commonwealth delivered.
